Here’s what we saw across Northern New Jersey in July:

📍Maplewood holds steady with an average sales price of $882K, and an average sales price of the list price of 111.28%. Commuter access and community charm keeps buyer demand high—even as summer travel quiets activity a bit. Homes that are well-priced and thoughtfully presented are still drawing multiple offers.

📍South Orange saw an average sales price of $980k. Sales dipped slightly to 13 closings, giving buyers more breathing room and creating opportunity for those who may have been waiting on the sidelines. This mid- to late- summer moment might just be your sweet spot!

📍 West Orange remains a solid choice, ending the month with an  average sales price of $745k—up 8.1% year-over-year—and a total of 49 homes closed in July. West Orange offers value, space, and growing community investment.

🔍 Regional Trends:
Across Essex County, we’re seeing steady price growth paired with modest inventory gains, creating a more balanced—but still active—market. With talk of a possible interest rate drop in September, both buyers and sellers would be wise to plan ahead.

📈 Inventory is rising in towns like South Orange, giving buyers more choices and some negotiating power.

💰 Prices remain strong, especially in Maplewood and West Orange, where demand continues for well-staged, move-in-ready homes.

🎯 Buyers are more strategic, watching for value and waiting to act—especially with a possible interest rate cut in September on the horizon.

📆 Market activity is expected to pick up as summer vacations end and the fall season approaches.
