HOME LAUNCH

 

Leasing, Preparation, and Placement

We thoughtfully prepare, present, and place the right tenant—setting the tone for a successful rental experience from day one.

Fee: ½ Month’s Rent
(Paid by landlord or tenant. Landlord-paid often creates stronger demand and a better tenant pool)

Home Preparation & Presentation

  • Pre-lease home walkthrough & recommendations — $250

  • Vendor coordination for cleaning, repairs, and prep — $175

  • Design & staging — $750-$2000+ (estimate provided)

These services ensure your home shows beautifully and rents quickly with the right tenant, while still feeling like your home.

PHASE 2:

HOME CARE

Ongoing oversight and peace of mind

Once your home is rented, we handle the day-to-day—so you can step away with confidence.

Fee: $495+/month (estimate provided)  

INITIAL COMPREHENSIVE PROFILE OF HOME SYSTEMS & IMPROVEMENTS

Before service begins, we conduct a detailed assessment of the property to establish a complete baseline and ensure proactive, informed care.

  • Core Systems Inventory

  • Condition Assessment 

  • Service History & Documentation

  • Improvement Log

  • Preventative Maintenance Schedule

  • Vendor Alignment

  • Photo & Digital Record

 

 Core Monthly Services:

  • Rent tracking & recording

  • Tenant communication & issue coordination

  • Monthly property updates

  • Maintenance coordination (up to 2 per month)

  • Annual home check

Additional Services — A La Carte:

Property Oversight

  • Quarterly home check — $225

  • Bi-annual seasonal inspection — $395

  • Storm/emergency check — $125

Maintenance & Repairs

  • Maintenance coordination — $95 per issue

  • Emergency coordination — $150

  • Project oversight — 10% of project cost

Lease Management

  • Lease renewal coordination — $395

  • Notice delivery — $75

Move-In / Move-Out

  • Move-in coordination — $295

  • Move-out inspection & deposit reconciliation — $395

Concierge Support

  • Utility coordination — $125

  • Mail forwarding setup — $95

  • Key/access coordination — $75
