97 Boyden Avenue
Dear Future Homeowner,
From the moment we first walked into this home, we knew it was special. The tall ceilings, natural light, original details, and gracious layout immediately gave it warmth and character.
Over the years, we’ve thoughtfully updated and cared for the home while preserving what made it feel timeless. The kitchen became the heart of the house, designed slowly and intentionally with daily family life in mind. Whether cooking dinner, gathering around the peninsula, or entertaining with the dining room and deck doors open, it became the setting for so many memories. The expanded pantry, renovated deck, and high-quality appliances made this space both beautiful and highly functional.
One of the things we’ll miss most is the ease of everyday living here. The entryway and mudroom keep life organized, while the home’s flow balances openness with cozy, defined spaces. We especially loved opening the French doors so light and conversation could move through the first floor. We also made comfort-focused updates, including refreshed bathrooms, new carpeting on the stairs and upstairs hallway, and thoughtful improvements to rooms that grew with our family.
Outside, the backyard became a true extension of the home, with the fence and renovated deck creating space for dinners outside, quiet mornings, relaxing, and play. At the top of the driveway, we added a gravel turn-around area so cars can exit facing forward, a small detail that made daily life easier. The neighborhood has been equally special. Midland Boulevard has a genuine sense of community, with block parties, Easter egg hunts, conversations on the way to Borden Park, and a hyper-local connection that feels increasingly rare.
The location has been a gift to our family. We loved being one block from Borden Park, close to Maplecrest Park and the children’s library, and near favorites like True Salvage Kitchen, the neighborhood ice cream shop, and the growing Artie’s district. Nearby jitney access also made commuting to NYC simple and convenient.
As we updated the home, we tried to think ahead. When replacing the A/C, we chose a modern heat pump system with separate upstairs and downstairs zones, and positioned the unit to preserve the possibility of finishing the attic someday. The basement also includes a toilet closet, offering another future expansion opportunity. We made practical infrastructure improvements as well, including basement waterproofing, a sump pump drain extension to the street, a new water heater, driveway repaving, and empty electrical conduit beneath the driveway to the garage for possible future electrification.
This home has been deeply loved, carefully improved, and lived in with great joy. We hope the next owners feel the same comfort, happiness, and community that we have felt here every day.
With love,
